This represents a decrease of 17.6 percent.

The 1232 Ottawa homes that were sold consisted of 296 Ottawa area condominiums and 936 Ottawa residential homes.

Ottawa Real Estate Board Joanne Tibbles explains this decrease as a result of factors such as the introduction of the HST that affected the 2010 sales. "Years in which there are unusual market forces, such as the HST in 2010, tend to create skewwed comparisons with subsequent years. Ottawa's housing market is ticking along much as it usually does in early Spring," said Tibbles. The five-year average of Ottawa home sales in March is 1256.

With respect to Ottawa area condos, the average sale price of the 296 condos that were sold was $253,763, which represents an increase of 6.5% over 2010.

The average sale price of an Ottawa residential unit was $375,364, which was an increase of 5.6% over the same period last year.

According to the Ottawa Real Estate Board, resale homes sold more quickly during the month of February.

A total of 936 homes were sold in February, which represents a reduction of 9.1% over the 1030 homes that were sold in February 2010.  It is, however, very close to the 5 year average of 962 homes.  Also, these homes sold in an average of just 33 days, which is quicker than in January.

“Once again we’re seeing sales numbers very close to the five-year average for February, which is 962 sales. It’s important to note that the homes that sold last month did so far more quickly than in January, spending an average of just 33 days on the market. As well, prices rose slightly more than they had in the previous two months which indicate we still have a very steady market here in Ottawa,” said Board President Joanne Tibbles. “This tells us that there is a demand for resale homes in Ottawa, and that when buyers see the home they want, they’re going after it, perhaps even going up against other bidders,” Tibbles added. Of the 936 sales in February, 213 were condos, while 723 were Ottawa residential homes.  The average sale price of the 213 condos in Ottawa was $260,112, while the average sale price of a residential unit was $361,475.  Both of these amounts are up over 6% from the same period in 2010.

According to a recent report by the Ottawa Real Estate Board, real estate sales in the Ottawa area for October 2010 were 1042, compared to 1197 for October 2009. This represents a decrease of 12.9%. Since 2009 was a record setting year and the 2010 stats are an average of 2% lower, the 2010 year to date represents a balancing of the Ottawa real estate market.

Of the 1042 sales in Ottawa, 221 were condominiums. The average price of a condominium in October was $263,292, while the average price of a residential dwelling in October was $361,560, almost a $100,000 difference.

Do any of these situations describe you?

 

- Your children have all gone off to college or they have all started their careers and you now have to deal with their empty rooms.

- You would rather spend your spare time enjoying your hobbies instead of cleaning and yard maintenance.

- Your parents are approaching the age where they are unable to maintain their large homes and would prefer to live in a maintenance-free home or retirement home.

 

Is it time?

 

If your family, or someone you know, is facing a similar situation, it may be time to considering downsizing.  It can be a difficult decision to make but, as with anything, it helps to think of the glass as half-full and not half-empty.  If your children have all gone off to college or moved out, try not to dwell on the fact that their rooms are empty.  Instead, consider that room as your new home office, or library, or hobby room.  If you downsize, remember that all the time you used to spend cleaning and maintaining your home can now be spent visiting your children in their new homes.

Allow yourselves the luxury of having time to do whatever you want.  Do you enjoy travelling?  Maybe now is the time to take that trip of a lifetime.  Maybe you should finally start that scrapbooking project, or take a photography course, or make the most out of your golf membership.  Anything is possible!

 

What next?

 

Once you have decided that you need to downsize, you need to de-clutter.  It would be difficult to fit the same amount of furniture and belongings in a smaller home, condo, or retirement dwelling.  Try these tips:

 

- Ask you family if they would like any of the furniture items you won’t need once you move.

- Ask your family and friends if they know of anyone in need of some furniture (someone starting university or college, a recently divorced parent, a women's shelter).

It may be easier to part with your treasured items and heirlooms if you know they will be appreciated and going to a welcoming home.

 

Enjoy your new life!

In March, 1531 homes were listed for sale, while 965 homes were sold.  These numbers are both up from February, resulting in a slight increase in housing inventory.

As far as condos are concerned, 543 condos in Ottawa were listed for sale (up from 432 in February) while 370 were sole (up from 314 in February).

The average sold price for a home in Ottawa in March was $382,673.  The average sold price for a condo in Ottawa in March was $246,755.

Sun, 11 Apr 2010 14:13:35 -0700 Best way to avoid the HST if you are an Ottawa home owner.... http://media.ottawaproperties.com/best-way-to-avoid-the-hst-if-you-are-an-ottaw http://media.ottawaproperties.com/best-way-to-avoid-the-hst-if-you-are-an-ottaw As you know, the GST and PST will be combined into a single tax effective July 1, 2010.  The change will affect the real estate world in Ottawa quite a bit.  In short, items that you would currently pay 5% GST on, will now be taxed at the full, combined 13% HST, which is an 8% increase in expenses.   For example, if you own a home in the Ottawa area, and are considering hiring a contractor for a $2,000 renovation (perhaps a new deck?), your renovation will cost you $2,100 before July 1st and $2,260 after July 1st.   As another example, if you are consider buying a new home, and your lawyer's fees will be $1,000 for the purchase, plus disbursements, your fees portion of the bill will be $1,050 before July 1st and $1,130 after July 1st.  These examples assume that the service in each example is taxed at 5% before July 1st and 13% after July 1st.   As you can see, the additional tax on these expenditures adds up quickly.  And these are small examples of one-time fees for either the renovation or purchase of a home in the Ottawa area.  What about recurring expenses over time, like condo fees or utility expenses?  How quickly will they add up?   So, what is the best way to avoid paying extra taxes?  Well, unfortunately, we can't completely avoid the extra tax, however, we CAN do whatever possible to pay less.    If you are considering buying or selling an Ottawa home, making that purchase or sale BEFORE July 1, 2010, will help you out immensely in paying less tax.  And who doesn't want to pay a little less tax?
